Many renters face a lot problems today including but not limited to the rising rent costs , Housing is a essential need of every human being so the process of renting needs to be improved and made more affordable.
I have a court date october 12, 2016 prose to get my security deposit back. I had to move because the landlord would’fix plumbing rendering my apartment uninhabital last oct. She compulsively ignored most of the RLTO ordinances. Then slandered me to any prperty manager who called for landlord verification. so getting another aparmentwas very difficult. I was suppose to be out of the apartment by June 3rd. I was denied on June 1,2016 because of those lies. Luckily my new property managers realized she was the problem and then accepted me. I was not able to get out of her apartment til June 6,2016. She is charging me the whole mnth of june by A five day notice dated June 14. I called her many times to do a walk through. I see why she would not return my calls. Its to get another monthof rent out of me although I’ve been living in my new apartment since june 3,2016. Also she retaliated against me because in order to get my apartment habitable I called and got a building inspection in which they found 23 more violations. do I need a lawyer when going to the hearing. my neighbors across the steet 30 years residents and own their home known to me from our church. Any advice you can offer. Thank you terese polniak 773-876-9097
It would be best to have an attorney look over all the paperwork. It sounds as if you terminated your lease because it was uninhabitable. My question would be is when did you give the landlord the notice. The law states that once you terminate the lease you have to be out of the unit within 30 days. Is June 6 within 30 days? Then you are liable for some rent June 1 to June 6. Lastly if you are covered by the landlord and tenants ordinance then if you prevail you can be awarded attorney fees.
Thanks John for your advice. I did the landlord 30 days. I was living in a 6 flat owner does not occupy. yes , as my rent date is april 3, 2013 and paid every month on the 3rd I agree I do owe 3 extra days of rent even though CARPLS has been guiding me every step of the way til now. I WAS AT THE “RENTERS DAY OF ACTION” AT DALEY PLAZA. i AM VERY GRATEFUL TO get out of that building at 3901 w 47th street. All the tenants there are at the mercy of that greedy landlord currently I am A RESIDENT OF MIDPOINTE APARTMENTS 4060 W 115TH STREET. My new place sticks to all the RLTO ordinancs and go beyond and above it. My story is mimnor compared to the horrible problems other renters face in this city. Since I got so much great information as I attended an event you had last August. I joined in the event at daley plaza to help give support back and had signed up to volunteer. Also since I have a pro se SMALL CLAIMS case somehow I got a call from the producers of the show HOT BENCH on tv at 2:00PM cbs TO BE ON THE SHOW. A FREE trip to Los Angelos. Isn’t that funny. Thanks again terese m Polniak
I am glad that you are out of that building and please let us know when your show is going to be on television. We can add a link to it. I hope that you win your case. If you need more assistance feel free to call. For your trial date, I would get all the documentation that you have together.
I would love to get this slumlordS on tv SINCE THE SHOW airs IN CHICAGO. i DID EXPLAIN TO THIS TO JOHNATHON THAT THE CITY rlto LAWS ARE SOME OF THE STRONGEST IN THE COUNTRY BUT DOES NOT MEAN A LOT THE CITY OFFICIALS OR LANDLORDS FOLLOW THEM. THANKS FOR YOUR SUPPORT AND YOU CAN COUNT ON MINE.
Hi to all, My landord wouldn’t go for the free trip, however my court date was yesterday oct 12, 2016 before Judge Gerald V Cleary. He so sweetly explained about the scales of justice, and that me the plaintiff has the burden of proof to both of us. I had a neutral witness (landlords neighbor and member of my church (per lisa madigans suggestion) and all the evidence and proof. My landlord who is polish like myself and quickly asked for an polish interpreter as she can understand english so good. For about 10 minutes the judge to speaking back and forth to her. The judge then says to her, “mrs landlady, so far you have been understanding me and I have understood you. Is that really needed”. “Oh yes I need a continuance for this case, like in about a month or two would be good for me. Judge says, no no, lets make it next thursday at 5:00. She replies, I can’t because dentist appointment. Judge says, I’m gonna bet it’s before 5:00. OK she says after judge says Mrs. landlord it appears you are for some reason trying to avoid this case. I did nitice she did have that 5 day eviction served to my property manager 3 weeks after I left. HMMMMM thanks for listening. And remember I’m around to help out and volunteer. thanks terese m polniak May God all of us!
I’m so glad you’re doing this…I’ll be there!
Thanks for your support Lori!
